Your deal documents
already hold the answer.
Nobody has read them together.
Upload the subscription package for each private investment. Private Sleeve pulls out the terms and the projected cash flows, compares them with deals like yours, and explains every quarterly update you receive.
Free for individual investors. No connection to your bank. Your sponsors are never contacted.
Institutions have had a benchmark for forty years. This part of the market never got one.
You cannot judge an assumption
A pro forma assumes 4% rent growth. Is that ordinary or optimistic? With nothing to compare it against, most people accept it and move on.
You find out late
The first real sign of trouble is usually the quarter a distribution stops, even when comparable deals had been showing the same strain for a year.
You cannot see what is coming
Income and exits sit in separate PDFs, so it takes a spreadsheet afternoon to answer what any of it pays you, and when.
Upload what you already have. Five things happen, in this order.
Subscription documents and investor updates, from the deals you hold now and the ones that already finished.
-
You do this once
Upload the documents
Drag one folder per deal. Every term, fee, debt detail and projected cash flow is read out, and each number keeps the sentence it came from.
-
We benchmark it
Your deal sits beside comparable deals by type, size, leverage, region and year, and every assumption is measured against what those deals carried and achieved.
-
You see your allocation
Every position in one place by asset class, sponsor, region and entity, including the concentrations nobody chose on purpose.
-
You see your cashflow
Income and exits by year across everything you hold, blended into one stream, with the years where too much lands at once.
-
We track and update
Each quarterly update is read, the changes are shown against the old values, and the quarter is explained against the market and against similar deals.
Read a deal the way the arithmetic reads it
A real offering, stated two ways. Switch between what the deck says and what those same numbers work out to.
The gap is paid out of the money being raised.
1.06 today. It falls under 1.00 if rates rise 0.6%, or income falls 6%.
Four assumptions carry most of the risk. Move them and watch the return.
Each slider runs from what this sponsor assumed to what comparable deals actually achieved. Nothing else about the deal changes.
These are the sponsor's own figures, unchanged.
A difference here is not a reason to decline the deal. It tells you which two or three questions to put to the sponsor before you wire, and which terms are worth asking them to change.
Every deal's income and exit, blended into one stream
Each deal contributes its own schedule. The bars show what lands each year, and the dashed line tracks where you stand overall.
Hover a year to see which deal produced it.
One member told us that 2031 is a heavy exit year for him, and that he is trying not to stack more deals into it. That is invisible in a folder of PDFs, and obvious here.
What you hold, and what one more deal would do to it
Every position was bought on its own merits, which is exactly how people end up with a third of their private money in one asset type without ever deciding to.
Concentration you did not choose
Sunbelt multifamily is 22% of your private sleeve across 14 positions. Seven of them carry floating-rate debt with a rate cap expiring inside 18 months.
Where the line sits
Reporting that a commitment moves a concentration from 22% to 31% is a fact. Saying that is too much is advice. You set the limits, and we show the numbers.
The reviewer answers the question the PDF never does: is it them, or is it the market?
Upload the quarterly update. Anything read confidently is applied and shown as changed. Only the uncertain fields wait for you, usually two or three.

What joins the shared comparison
- The type of deal, its size, leverage, region and year
- The terms: fees, preferred return, the split, the loan structure
- The dates and amounts of income and exits
All of it stripped of names, so a deal appears as a set of characteristics and nothing else.
What never leaves your account
- Your name, and the fact that you hold any particular deal
- How much you invested, and what you personally received
- Your documents themselves
- Your total portfolio and your allocation
No other member, and no sponsor, ever sees any of it.

Questions people ask first
What exactly do I upload?
For each investment: the subscription package or private placement memorandum, the operating agreement if you have it, and every quarterly update, capital call and distribution notice you have received. Deals that already finished are as useful as live ones, and often more so.
How long does it take to get started?
Pick your two largest investments and drag the folders in. You get the deal records back in minutes, with anything uncertain flagged for you to confirm. Most people assemble six years of documents in about an hour, and after that it is one upload a quarter.
Can a chatbot not do this already?
For a single deal, largely yes. A general model will compute coverage from a clean document and notice that a distribution exceeds the property's cash flow. What it cannot tell you is whether 1.06 coverage is normal for this type of deal, because that answer needs several hundred comparable deals recorded in the same fields, and that set has never been assembled anywhere.
Do you connect to my bank or brokerage?
No. Everything comes from documents you upload. For the allocation view you can type a few portfolio totals, which takes a minute and is yours to update whenever you like.
Will my sponsor know?
No. We never contact sponsors, and nothing you upload is ever shown to them. A deal enters the shared comparison as characteristics only, with names removed.
Is this investment advice?
No. Private Sleeve reports what your documents say and how they compare with other deals. It does not recommend, rate or rank investments, and it does not tell you what to buy or sell.
Start with two deals
Upload the documents for your two largest positions and see how they compare. It takes a few minutes, and you will know within one screen whether this is worth the rest of your afternoon.
